Privacy policy

Beat Up Home Buyer, LLC(“we,” “us”) buys houses directly from their owners, and pays a bounty to whoever sent us the address. That means people send us information about houses they don't own. This policy covers both sides of that: what we collect from you, and what we collect about somebody else.

What we collect about you

When you send us an address or request an offer, we collect what you give us: your name, email address, phone number if you provide one, the address you submitted, any notes you add, and any photos you upload. We also record basic technical information (such as IP address) to prevent abuse of our forms.

If you tap “I'm standing in front of it,” we ask your browser for your location once, use it to look up the street address (via OpenStreetMap's Nominatim service), and store those one-time coordinates with that submission. We never track your location in the background, there is no location permission we hold onto, and typing the address instead always works exactly as well.

Information about other people

If you send us a bounty, you are handing us information about a property — and sometimes about a person — who did not ask to be part of this. We take that seriously, and we keep it narrow.

About a property and its owner, we may hold:

  • The street address, and what the house looks like from the road.
  • Anything the spotter happened to already know and chose to tell us — usually nothing, occasionally an owner's name or phone number.
  • What we find ourselves in public records: deeds, parcel data, probate filings, and the ordinary skip-trace work of finding out who owns a house and how to reach them.

We use it for exactly one thing: to find the owner, contact them once, politely, and make them a cash offer. That is the entire list. We do not sell it, rent it, trade it, or hand it to marketers or lead resellers, and we do not use it to build a profile of anybody.

We never tell an owner who sent us their address. Not if they ask, not if they insist. As far as an owner is concerned we are a buyer who found their house, because that is what we are.

And we never tell a spotter anything about an owner. Not their name, not their number, not their situation, not what we offered them, not why a deal died. A spotter sends an address and gets told whether a house was bought. Nothing else flows back.

If this is your house, you can stop it permanently. Email bounties@beatuphomebuyer.com or call (555) 012-3456 and tell us to leave you alone. We will add the address to a suppression list, which is a real switch in our database and not a promise in a policy: a suppressed address cannot be contacted, cannot be worked, and cannot be re-opened by the next person who drives past and submits it. You never have to ask us twice, and you do not have to tell us why.

The one thing we keep on a suppressed address is the address itself — that record is the block, and without it we could not enforce it. Everything else we gathered about you gets deleted.

Dead leads get purged. When we decide not to pursue a house, or the owner says no, or the deal falls through, the owner details we assembled — names, phone numbers, contact history — are deleted on a routine schedule. We do not keep a standing file on people whose houses we did not buy.

How we use it

We use your information to evaluate the property, work the deal, pay your bounty if we buy the house, and communicate with you about it. We keep the records we need for tax and accounting, because paying you is a taxable event and the law has opinions about that.

We do not sell your information, rent it, or share it with marketers or lead resellers. Never have. It is not a growth channel we are keeping in reserve.

Where it lives

Submissions are stored in our database, photos in secure file storage, and emails are delivered through our email provider (Resend). We keep your information only as long as we need it to work with you, pay you, or as the law requires.

Cookies

We use a single session cookie to keep you signed in to your dashboard. No advertising or cross-site tracking cookies.

Your choices

Want your information corrected or deleted? Email bounties@beatuphomebuyer.com or call (555) 012-3456and we'll take care of it. If you own a property somebody submitted and you want the address suppressed for good, say so — that one is permanent and we don't argue about it.
